The commercial model

We understand that you are a space company not a realtor. Our simple fee structure allows you to focus on your core business rather than learning about commercial real estate in multiple jurisdictions.

Fixed Monthly Fee

The monthly service fee includes hosting and agreed levels of power and internet backhaul together with on-site support where required.

This is all-inclusive. There are no separate land rent, utility pass through or per-gigabyte bandwidth costs. All we ask is that customers commit to a minimum term and a maximum monthly power consumption.

The service fee is fixed for the duration of your contract. This gives you certainty over your costs and means you do not have to worry about things like rent indexation or volatility in power prices.

Site Activation Fee

Payable when you commit to coming to Iceland, the site activation fee allows us to prepare the site for your hardware. It depends on:

  • Equipment Size/Mass - Foundations are the largest single variable.
  • Power - Are your power needs modest or do you need three phase power for a radar installation?
  • Segregated Space - Do you need access control or your own fenced off area?
  • Dedicated Server Room - Do you have a remote NOC or will you need hardware on-site?
  • Installation Support - Send your own people or do you need local help?

  1. Master Hosted Site and Services Agreement

    The frame: term, fees, access, liability, insurance, termination, export control.

  2. Site Schedule

    The specific site, the operational area, site restrictions, and the conditions to site activation acceptance.

  3. Commercial Schedule

    Fees, payment terms, deposit, Smart Hands rates, Verified Green Hosting.

  4. Technical Requirements and Handover

    Your equipment specification, power and band plan, installation scope and acceptance.

  5. Service Level Schedule

    Smart Hands scope and response times, and the basis on which utilities are excluded.

  6. Express Hosting Agreement

    Short form for small-sensor deployments where the full pack is disproportionate.

Icelandic governing law. We will send the pack under NDA before you have committed to anything — reading the actual documents tells you more about a counterparty than any amount of website.

How it runs

From first contact to operational, in the order it actually happens.

  1. First conversation

    Write to us in whatever detail you have. What we eventually need is antenna class and mass, foundation drawing, power draw, band plan and any segregation requirement — but a one-line enquiry is a perfectly good start, and we will tell you what is buildable rather than assume.

  2. Site data pack

    Coordinates, land parcel and planning constraints, grid connection point, fibre topology, design basis, and the coverage model with its method. Under NDA if you prefer.

  3. Contract pack

    The five documents with your specifics filled into Schedules B, C and D. Icelandic law, negotiated normally.

  4. Activation

    The Site Activation Fee and advance are payable before we commence site preparation. Foundation and services are built to the agreed specification — 8–16 weeks at Blönduós from an agreed structural drawing, because grid power and fibre are already connected to the site. The sequence week by week.

  5. Installation and acceptance

    You install; we support. Site Activation Acceptance starts the term and ongoing billing, against the conditions listed in Schedule B.

  6. Operations

    Monthly hosting, Smart Hands on call, incident notification, and the reporting set out in the Service Level Schedule.
